PRESENT
Mr. Scott, Chairman, called
the meeting to order at 6:30 p.m. A quorum was present. Mr. Scott noted
that the Minutes of the March 23, 2004 meeting were mailed prior to tonight’s
meeting and there being no additions, corrections, or deletions, the Minutes
stand approved as mailed.

1. Pine & Liberty
Townships – Zoning Ordinance Text Amendment
– Mr. Dash explained that Pine and Liberty Townships have proposed an
amendment to reduce the setbacks on interior streets for Planned Developments.
The setback is listed as 50 feet from the road centerline for all interior
streets (previously 75 feet in both Townships). The amendment also defines
interior streets as "a newly constructed street designed to provide
vehicular access to abutting properties in a Planned Development and
discourage other through traffic. The sole purpose of an interior street is to
serve the lots and/or units in a Planned Development."
Mr. Dash noted that the reason
for this amendment is so that Pine and Liberty Townships would allow housing
developers, most notably The Legends of Grove City (at Center Church and
Schmidt Roads in both Townships); develop housing in the development closer to
the street.
In discussion, Mr. Dash stated
that this development has not formally been submitted to our office, but a
Sewage Planning Module for the extension for the sewer line out to that
property has come through our office. Mr. Hogan questioned about the setbacks.
Mr. Dash stated that the Liberty Township Zoning Ordinance would be amending
only the R-A District, which would be reducing the building setback line to 50
feet on all interior roads and streets, both sides of which are located within
a Planned Development. Pine Township Zoning Ordinance would be amending only
the R-2 District, which would be reducing the building setback line to 50 feet
on all interior roads and streets, both sides of which are located within a
Planned Development. It was also noted that this development would create 116
units in Liberty Township and 30 units would be in Pine Township. Mr. Garrett
noted that once they get a certain percentage of the project area sold, then
they would form a Homeowner’s Association.
After discussion, Mr.
Garrett made a motion to recommend approving the Zoning Ordinance Text
Amendment for Pine Township. Mr. Price seconded. The motion passed with Dr.
Brenner abstaining.

recommend approving the Zoning Ordinance Text Amendment for Liberty Township.
Mr. Price seconded. The motion passed with Dr. Brenner abstaining.

business to conduct, the meeting adjourned at 6:47 p.m.
