Meeting Minutes

Mr. Scott, Chairman, called the meeting to order at 7:30 p.m. A quorum was present. Mr. Scott noted that the Minutes of the February 21st and 28th, 2006 meetings were mailed prior to tonight’s meeting and there being no additions, corrections, or deletions, the Minutes stand approved as mailed.

N E W B U S I N E S S

1. Modification Request – Donald & Mary Enterline – Greene Township - Mr. Dash explained that he received a request for a modification of Section 407(3.f.1) from Donald & Mary Enterline for their property on North Good Hope Road in Greene Township. They are requesting the modification to subdivide Lot "A", which is 4.33 acres, and add it to the back of the lot of Blake & Gwen Mariacher. The Mariacher property, which is currently approximately 4 acres, is accessed by a 30’ right-of-way. Since the rear lot addition would increase the lot area of the Mariacher property, and therefore exaggerate the lot’s noncompliance with the access strip provision due to increasing its acreage, a modification is needed. Mr. Dash then stated the staff’s position after reviewing the modification, which was to recommend approval of the modification, due to the fact that any further resubdivision of the Mariacher property would need a modification due to the noncompliance of the access strip, and this subdivision was only for a rear lot addition. Mr. Faull asked about the neighboring lots, and if there was any land available to expand the access strip. Mr. Dash explained that the neighboring properties were also subdivided from the larger Enterline property, so getting that extra land for the access strip was possible, but may be difficult. Mr. Hughes asks about the land cover on the neighboring properties. Mr. Dash shows the Committee the aerial photography for the area and the land cover in the area. After discussion, a motion was made by Mr. Garrett to recommend approval of modification 407(3.f.1). Mr. Faull seconded. The motion passed.

2. Modification Request – Robert Reagle – Sandy Lake Township - Mr. Dash explained that he received a request for a modification of Article II for the definition of a mobile home park from Robert Reagle on 4-B Lane in Sandy Lake Township. Mr. Reagle wishes to place a mobile home on his parents’ lot, which already contains a mobile home. To allow two mobile homes on a lot without going through the land development process for a mobile home park, a modification is needed. Mr. Dash explained that the two issues MCRPC staff had found involved: (1) where the mobile home was to be placed in relation to the other mobile home; and (2) how the second mobile home was going to be connected to an on-lot sewer system. Without Mr. Reagle in attendance, these questions could not be answered. Therefore, a motion was made by Mr. Hughes to recommend tabling the modification for Robert Reagle. Mr. McCandless seconded. The motion passed.

There being no further business to conduct, the meeting adjourned at 7:50 p.m.
